Many households qualify for help they have never heard of. We bring the programme to them, prepare every file properly, and can carry the work through to a built house.

We are a property practice. We are not a bond originator and we are not a credit provider. We do not lend money and we do not hold client or subsidy funds. Approval rests with the funder.
Rural Tenure Verification & Occupation Transfer Model
A permission to occupy says who. It does not say where.
On communal and traditional land, a household's right often rests on a Permission to Occupy. It has no coordinates, no diagram, no extent, no address and no record of family co-holders. Nothing in it supports inspection, valuation, addressing or finance. Our model turns that right into a file a funder can rely on.
DEED
The transfer is executed before a notary.
- A Notarial Deed of Cession of Customary Occupation Rights, signed before a notary public and two witnesses, with an interpreter where needed.
- An authentic instrument. The notary's protocol is a permanent, independent record.
- The notary must refuse to attest if not satisfied, which gives independent quality control on consent.
- Capable of registration once the underlying right becomes registrable on conversion to title.
- The next transfer is a further deed in the same form. Nothing has to be undone.
Why notarial, not court
The High Court is kept for the exception path only: genuine disputes, contested sites, and any matter where a surviving spouse could be displaced.

A council resolution authorising the work in the ward.
- 02Household intake
Every adult, every document, every person with a right in the site.
- 03Rights and family audit
Every co-holder identified. This is the step that protects the file.
- 04Survey
Beacons placed with the holder, neighbours and induna present; coordinates and an address point.
- 05Consent
Recorded to the statutory standard for informal land rights.
- 06Council certification
The traditional council certifies the allocation.
- 07Notarial execution
The deed of cession is signed before the notary.
- 08Lodgement
The record is lodged and the verification certificate issued.
- 09Funding submission
The verified file goes to the funder or lender.

No file displaces a spouse.
Where a marriage subsists, the record is in joint names.
Not a title deed.
The certificate verifies the evidence assembled. It says so on its face.
For banks, funders and programmes
Same knot, both ends.
Thousands of public servants hold customary rights but no registrable title, so they cannot get a home loan. Many have also been saving their housing allowance in a facility they can only unlock by owning a home. Without the document, both stay locked.
A verified tenure file is the missing document. When a loan is granted, the savings release as equity and the allowance becomes cash to service the debt. We bring the file and the coordination. The funder brings the capital.
What a funder contracts for: one coordinating entity. No surveyor, notary, valuer or attorney invoices the bank.
